From Little to Big: A Growing Problem

The greater Lowell community is in the midst of a housing shortage, similar to the rest of our state and nation. Housing is complex, and housing that is affordable even more so. But how did we get here and what does it mean? Essentially, there is an imbalance between supply and demand, the result of strong economic growth in West Michigan. In the past few years, many new businesses have moved to the Lowell area and others have expanded, bringing more employees. At the same time, our strong school district continues to attract new families. All of this is great, but affordable housing has not kept pace. And our neighbors in need are impacted the most.

The application process has ended for the units at both 504 and 524 E Main St.
Check for "For Rent" signs outside the properties as units become available. There is no waitlist at this time.

Q: How can I apply?
A: Applications are currently closed.

Q: What is the rent, and how were rent and utility charges determined?
A: Rent and utility charges were calculated to cover the costs of operations. Based on a third-party study conducted in June 2024, our rent levels are 50% of the market rate for Lowell. (Baker Tilly, 2024).

Q: Why are there minimum and maximum income levels?
A:
 These apartments are income-restricted, meaning your household income must fall between the minimum and maximum limits to qualify. Minimum income levels are set based on the state of Michigan guidelines that rent should not be more than 30% of household income. Maximum income levels are based on either 50% or 80% AMI (area median income) levels set by MSHDA and based on household size.

Q: Does the rent change based on my income?
A: No, the rent and utility charges are fixed. To qualify, your income will need to fall between the minimum and maximum income requirements.

Q: What size unit do I qualify for?
A: Each unit has a maximum allowable occupancy based on local standards. The maximum is listed on each application. At FROM we try to match the size of the household to the size of the unit available.

  • May 20th | Main Street Housing: Ribbon Cutting

    Last week, we cut a ribbon ten years in the making.

    More than 200 friends and neighbors joined us to celebrate the opening of new affordable and supportive housing right here in Lowell. It was the culmination of countless prayers, an unwavering community, and a whole lot of faith that the path forward would eventually become clear, even when it didn't look like it would.

    The Bon Jovi song "Livin' on a Prayer" kept coming to mind while preparing remarks for the event. It fits. We prayed for the right partner, and found ICCF Community Homes, whose expertise in housing development filled the gap we couldn't fill ourselves. ICCF connected us to Eastbrook Homes, who brought the designs to life. Layer by layer, the right people showed up.

    In the coming weeks, families will move in, decorate, and start building memories. That's what this was always about.

    We prayed, we trusted, and God delivered. Thank you for being part of it.

  • March 10th | Getting Closer!

    At 504 E Main Street, the transformation is hard to miss. The fresh siding gives the 8 plexes and duplexes a clean, welcoming look. New walkways are coming together. You can see where the future parking lot will serve residents. And right now, crews are wiring electricity to the buildings, another big step forward as these homes move closer to completion.

    Here's a peek inside the upstairs of one of the duplex units at 504 E Main St.!

  • January 7th | Seeing the Vision Take Shape

    Siding is going up and is nearly complete at 504 E Main, bringing a finished look to a building that not long ago existed only as drawings and discussions.

    Sidewalks are now connecting the 504 and 524 properties, physically linking spaces that will soon function as one welcoming campus. With these connections in place, we are beginning to see the full vision come into focus, including the future parking lot that will serve residents and visitors alike.

    Inside the building, the next phase is right around the corner. Drywall installation in the multifamily units will begin soon, marking another major step toward spaces that will soon feel like home.

  • November 11th | Progress Update

    The duplex is really taking shape with newly added steps, fresh siding, and the start of beautiful stone accents that bring the building to life. Outside, pavement is going down and the parking lot is being formed, giving us a clear picture of how the space will look when finished.

    With so much exterior progress underway, crews will soon shift their focus inside all three buildings to begin the next phase of construction.

    May 22nd, 2025, marked a monumental moment for our Lowell community. After years of dedicated planning and unwavering community support, we officially broke ground on FROM's new affordable housing units right here in our city. This wasn't just about construction – it was about creating hope and opportunity for families who deserve a safe, stable place to call home. We know that having secure housing changes everything: it gives children a consistent address for school, parents peace of mind, and families the foundation they need to thrive and build their futures. Every shovel of dirt turned represented countless hours of collaboration, advocacy, and belief in what's possible when a community comes together. To every neighbor, supporter, and partner who made this vision a reality - THANK YOU.
